What is the size
of the home sites?
The home sites range from a quarter acre (.25) to eight tenths
of an acre (.80). The
average lot size is approximately four tenths of an acre (.4). For individual

What is the minimum
home size required?
The Covenants, Conditions and Restrictions (CC&Rs) require a home with
a minimum living area of 2,700 SF, excluding the garage. For additional information,
please review the CC&Rs and Development Guidelines that can be
found on the Information page of this website.
Is the neighborhood gated?
Yes, an electronic vehicular gate will be located at the entry. Pedestrian
access will be via two unlocked gates.
Will there be an owner’s
association?
Yes. For more information regarding the Owner’s Association, please
review the Public Report, CC&Rs and Development Guidelines which can be
found on the Information page of this website.
Is there a Lighting
and Landscaping District Assessment?
Yes. The ongoing maintenance of the improvements including the lighting,
landscaping and sound walls located in the public right of ways along E. Natoma
Street and Folsom Dam Road will be funded through the La
Collina dal Lago Lighting
and Landscaping District administered by the City of Folsom. The 2006-2007
annual assessment is $527.38.
Is there a Mello-Roos assessment?
No. The cost of the onsite infrastructure improvements are not being
passed on to the Buyer through a Mello-Roos assessment district.
Are
there oak trees on the site?
Yes. The majority of the lots and the open space contain
oak trees. After
all infrastructure and residential construction is complete, almost
70% of the oak trees located on the property prior to development
are planned to be preserved. The developer's and the City of Folsom's
arborists have reviewed each and every home site to determine which
oak trees can be removed, and which oaks must be preserved.
Is there any open space?
Yes. Twelve lots border the four open space parcels which will be owned
by the La Collina dal Lago Owner’s Association. Another
ten lots border the Folsom Lake State Recreation Area.
Are there sidewalks?
Yes. A five foot wide meandering sidewalk is located on one side of the
neighborhood streets.
Is there a bicycle path?
Yes. The developer has installed a ten foot wide meandering bike path
from the intersection of E. Natoma Street and Folsom Dam Rd. to the Folsom
Lake State Recreation Area.
Where is the closest boat launch?
Folsom Point, a day use area and boat launch is located 1/4
mile east of La
Collina dal Lago.
Will there be homes offered for sale
in La Collina dal Lago?
Yes. Some of the lots may be purchased by custom home builders who intend
to build homes for sale.
What is located to the east of lots 5-12?
A 2.6 acre open space and tree preservation parcel (Lot H)
which will be owned by the La Collina dal Lago Owner’s Association.
What is located
north of home sites 13-15?
Privately owned vacant residential parcels
zoned R-1-L, Residential, Single Family, Large Lot District have been approved (.78 of an acre to 1.41 acres).
What is located west of
home sites 15-17 and north of home sites 25-30?
The 18,000 acre Folsom Lake State Recreation Area.
Will Folsom
Dam Road remain closed to the public?
Currently, Folsom Dam Road is closed to public access for
security reasons. However, a new four lane bridge below Folsom Dam is under construction and is scheduled to be completed by early 2009.
Which public schools will my children attend?
La Collina dal Lago is located in the Folsom-Cordova
Unified School District and within the current attendance
boundaries of Folsom Hills Elementary School, Sutter
Middle School and Folsom High School. These boundaries
can be changed by the school district based on size and
loading.
